About the Department

The 900+ positions of the Facilities Division service the students and staff of the University’s teaching, research/administrative space and 2, 240 acres of infrastructure. The Facilities Division provides design and building services, maintenance, custodial, landscape, solid waste removal, utility, mail, and motor pool services 24 hours a day, 365 days a year. The goal is to deliver cost-effective services to the University and ensure completed projects and maintenance that conform to codes and regulations while minimizing University liabilities and disruptions caused by the maintenance, repair, building, and equipment modifications to the University.

Essential Job Duties

The Project Manager plays a pivotal role in supervising both informal and occasional formal construction projects, utilizing a combination of contractors and in-house resources. These projects vary in complexity from straightforward to highly intricate tasks, necessitating a keen eye for detail. The role demands a comprehensive understanding of architectural and engineering principles, construction methodologies, contract protocols, and construction management practices encompassing planning, design, construction, or renovation. Ensuring adherence to schedules, budgets, and regulatory requirements while minimizing disruptions to university operations is paramount. Key responsibilities include project planning, cost estimation, bid negotiation, supervision of tradespeople, and maintaining effective client communication.

Key Responsibilities and Duties Include, but are not limited to:
  • Plan and execute minor renovation projects, including project scheduling and cost estimation
  • Demonstrate extensive proficiency in architectural and engineering principles, construction methods, and contract procedures relevant to NC State University’s building projects
  • Possess advanced knowledge of university building construction and infrastructure capacities
  • Execute basic procurement and construction administration tasks, including bidding procedures, invoice processing, and project closeout procedures
  • Exhibit a foundational understanding of major building systems and regulatory compliance
  • Adhere to national, state, and local regulations governing design and construction processes
  • Prepare engineering drawings and documentation to convey the scope of work, develops a fair cost estimate, oversees expenditures and negotiates best value pricing
  • Serve as the manager performing testing and inspections, making informed judgments on the projects, advocating for the University and advising clients of project updates and budget analysis

Minimum Education and Experience

  • Associate’s Degree in the assigned discipline; or an equivalent combination of training and experience. Some positions may require certification. All degrees must be received from appropriately accredited institutions.

Other Required Qualifications

  • Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters
  • Project management experience
  • Must have knowledge of building codes and regulations
  • Must be physically able to inspect areas that require climbing on ladders and bending to reach low areas

Preferred Qualifications

  • Understands aspects of Excel, Microsoft Word, Microsoft projects, RS Means, AiM, and AutoCad software
  • Thorough knowledge of building architectural design and systems with additional experience in energy cost analysis
  • Knowledge of all NC State codes and compliances related to buildings and MEP systems
  • Knowledge of design and construction practices, ASHRAE standards, North Carolina Building and Energy Code, North Carolina State Construction Office Policies and North Carolina State University Guidelines

  • Must have valid driver’s license
  • Must be able to obtain a valid NCDL within 60 days of hire and must be maintained
